2018 finished the year with 2,274 single family homes sold in Boone County, MO, a 2.3% increase over 2017. The year-end average price was $226,530, up 6%, while the median price was $195,000, up 4%. A portion of the price increases for 2018 are a result of home sales blow $150k decreasing compared to 2017, and sales above $150k increasing, demonstrating an escalation in sales for the mid to upper-level prices ranges that has been lacking the previous two years.

In the City of Columbia, single-family home sales increased 3% to 1,593 units, with an average price of $233,623, a 4% increase, while the median price finished the year at $208,000, up 3%.

Overall, our local market did well compared to other parts of the country, especially when you factor in the volatility with mortgage rates and the equity markets through the latter half of 2018.
